To cater for the demand for homes in the Swellendam area, five 2200sqm pristine riverfront stands recently went on the market at Uitvlugt Riverine Reserve, a 42ha property just 5km outside Swellendam, with spectacular views of the Langeberg Mountains, indigenous riverine forest and fynbos and over 1km of private river frontage on the Breede River.



Surrounded by nature reserves, with numerous leisure activities on hand and a tranquil way of life, the historical town of Swellendam in the South Western Cape is seeing an influx of home buyers moving in from Gauteng and KwaZulu-Natal, in addition to a demand from nearby Capetonians seeking weekend getaway homes, says Le Roux van der Merwe, area sales manager for Pam Golding Properties.

"Being just two hours from central Cape Town, Swellendam is fast becoming a sought after haven for city dwellers. Considering the significant return on investment we have seen in nearby Malgas over the past five years, where values of vacant stands have risen from R260 000 to R1.6 million, residential property buyers in Swellendam can anticipate extremely sound capital growth. House prices in the upper bracket in Swellendam have already increased by 22 percent during 2007, and in 2006 experienced 26 percent growth in value," says van der Merwe.

Says Louise Varga, PGP's projects manager in the Boland and Overberg regions: "This is a unique opportunity for just five owners to share in the rights and management of an exclusive property, applying the principles of best environmental practice. Properties such as quality and location seldom come onto the market, and for the purchase price of R1.14 million, including VAT, purchasers will obtain rights to the property by way of investing in the property owning trust, with a vested right to the capital and income of the trust.

"The trust, through the implementation of a use agreement, will ensure that the property is managed in accordance with sound ecological practice in order to preserve the integrity of the project and the pristine environment in which it is situated, for the benefit of its beneficiaries," says Varga.

The Uitvlugt Riverine Reserve is home to over 60 bird species, as well as porcupines, bush buck, steenbok, duiker, wild cat, monkeys and tortoises. The vegetation includes riverine thicket with excellent examples of yellowwood and white stinkwood. The positioning and design of each of the five dwellings will be guided by the natural contours of the environment and limited in terms of footprint and height in order to minimise any visual impact and maximise the conservation area. Only natural materials may be used for construction with homes comprising a combination of local stone - where possible, wood and glass. The homes will be grouped into the eastern and western sides of the site, leaving the central part of the property untouched.

The developers will encourage the minimisation and recycling of waste, and their vision is for Uitvlugt to be as self sufficient or sustainable as possible, with homes designed to cater for the provision of LP gas, solar power installations and solar lights.
