The global economic meltdown has presented companies with an opportunity to take facilities management seriously because of dwindling resources to build new structures.

Managing Director/Chief Executive Officer, Domme Facilities Management Limited, Mr. Muhammad Balogun, whose firm is promoting in Nigeria the 2009 Dubai International Property and Facilities Management Expo and Conference, said that the most prudent thing to do now was to properly maintain and manage existing facilities.

He said, ”The real estate and facilities sector in Nigeria is still at its infancy, especially facilities management organisations have not realised that the value of their asset is directly proportional to the well being of their organisations. Most companies‘ physical assets (buildings and services) constitute about 40 to 50 per cent of their balance sheet. If these assets are not well managed, they will lose value and ultimately the business.

”Facilities management is a profession that encompasses multiple disciplines to ensure functionality of the built environment by integrating people, place, process and technology. Effective facilities management is vital to the success of any organisation.”

On the Dubai FM Expo and Conference, Balogun explained that over the years, the facilities management industry had rapidly evolved in the Gulf region and elsewhere in the world, noting that as property developers were becoming more aware of its importance, property management and facilities management had started to merge.

The driving force behind the growing facilities management market in the Gulf, according to him, had been the massive construction boom taking place in the region with experts predicting that it would eventually surpass construction, noting that as the number of buildings increased, so would be the need for them to be professionally managed and maintained in a sustainable manner.

The FM Expo, he said, was a one-stop shop for everything related to property and facilities management including environmental and energy management; information technology systems; facilities management software; maintenance services, as well as security; health and safety.

The expo, which holds at the Dubai International Convention and Exhibition Centre from May 24 to 26, is in its fourth edition, and it is expected to attract exhibitors from Europe, Asia, America, Middle East and Africa.
