I don't know about you, but if I was spending $6 million-plus on a new home I would be expecting the place to be ship-shape -- remodels and repairs would not be on my agenda.

But Belvedere evidently is a law unto its own. In this community of mega-mansions in Marin, just up the road from Tiburon, $6.8m practically counts as middle of the range.

The Blanding Casino at 450 Belvedere Avenue was built around 1913. Designed by noted Bay Area architect Julia Morgan, architect of Hearst Castle, it is a 6/5.5, 5,700 sq ft home, with "riveting" views, a pool, terraces and gardens. Its price tag has been reduced from the $7,300,000 that was being asked when it listed in January.

This $14.8m Belvedere property seems to be missing a crucial ingredient: a house.
